Probate and trust real estate · Los Feliz

Selling a home through probate or a trust, in Los Feliz

Calm, step-by-step help for families and fiduciaries, from the first question to the day the sale closes. Brandon S. Arlington, Certified Probate & Trust Specialist at Rooster Homes, works alongside your attorney and handles the house side of the sale.

If this is where you are starting

You do not need to know how any of this works yet

Most people come to us in the first weeks or months after a loss, holding a set of keys and a lot of questions. Is there probate? Who is allowed to sign? Does the house need to be cleaned out first? How long will it take?

Those are exactly the right questions, and none of them has to be answered today. We start with a quiet conversation, learn how the home was held, and lay out the path in the order it will actually happen. Your attorney handles the legal side. We handle the house, and we tell you what is happening after every showing, so you are never left wondering.

Who we help

Written for the people holding the keys

Families and heirs

A parent or someone close to you has passed, and the house is part of what they left. You may not know yet whether there is probate, a trust, or neither. That is the right place to start.

Executors and successor trustees

You have been asked to handle the estate or the trust, and the home is the largest piece of it. We take the house off your plate and keep you updated after every showing.

You manage estates for clients and need a real estate partner who knows the court steps, works to your timeline, and reports without being chased.

What we handle for professionals

The path, in order

What happens, and when

  1. Find out how the home was held

The recorded deed shows whether the home is in a living trust, held jointly, or in the person's own name, which decides whether probate is needed.

  2. Confirm who has authority to sell

In a trust, the successor trustee. In probate, the personal representative the court appoints, once Letters are issued.

  3. Market the home, and update everyone after every showing

A same-day start once authority is in place, and a real, specific update after every showing and open house.

  4. Accept an offer, then the notice or the court step

Under full authority, heirs receive a Notice of Proposed Action and have at least 15 days to object. Under limited authority, the sale goes to court for confirmation, where others may overbid.

Who you will be working with

Brandon S. Arlington

Brandon is a Los Feliz Realtor and co-owner of Rooster Homes with his wife, Sarah. He has been licensed since 2015 and holds the Certified Probate & Trust Specialist designation, which means he knows the order of events in an estate sale and plans the house around it: who can sign, what the court and the title company need, and how to keep an attorney, a trustee, and a family on the same page.

He explains the why behind every step, starts the same day there is authority to sell, and sends a real, specific update after every showing, all the way to closing.

In their words

From families and an estate attorney

“The process was emotionally and legally complex, especially since I live out of state and did not have any nearby family to help. But Brandon and Sarah helped me navigate all aspects with expertise, kindness, and grace.”
