What the Certified Probate & Trust Specialist certification means for your family
Brandon earned this certification from the California Association of REALTORS® in May 2025, after completing its probate and trust curriculum. It means he trained specifically in how homes are sold through probate and living trusts in California, beyond what a general real estate license covers. For a family, that shows up as fewer surprises: he knows who is allowed to sign and when, what the court and the title company will ask for, how the notice to heirs and a court confirmation hearing work, and how to plan the house around the attorney's timeline. In Brandon's words
I'm Brandon S. Arlington, founder and lead listing agent of Rooster Homes. My real estate career began in my family's investment company, where I learned the fundamentals of buying, flipping and wholesaling homes.
That passion led me to earn a B.A. in Business Administration with a focus in Real Estate from Cal State LA. I've been a licensed agent since 2015.
Today my wife Sarah and I lead Rooster Homes together from Los Feliz. A good part of my work is helping families sell a home after someone they love has passed, through probate or a living trust. I hold the Certified Probate & Trust Specialist designation, and I work alongside the estate's attorney so the house side of the process moves calmly and on time.
Clients often tell me I feel more like a trusted advisor than just an agent, and I work to earn that every day. I pay close attention to the details that are easy to miss. I explain the why behind every step, and I stay right beside you from the first conversation through closing and beyond.
Rooster Homes is named for my grandfather, John "The Rooster" Riley, who was always the first to open the family gas station. That is the standard we bring to every client: show up early, stay consistent and do the work.
